How to avoid land fraud in Kenya: 9 red flags
2026-10-31 · Secure Land Properties
Most land fraud can be avoided with a few simple checks. Watch out for these red flags.
Red flags - Pressure to pay today. Genuine sellers give you time to verify. - No site visit. If you can't see the land, walk away. - Price far below the market. If it looks too good to be true, it usually is. - Payment to a personal account or a number different from the company's. - The seller won't share the title or search. - Names don't match. The seller's name should match the registered owner (or they should show authority to sell). - No beacons on the ground, or beacons that don't match the survey map. - Cautions or restrictions shown on the official search. - No written agreement. Never rely on verbal promises.
What to do instead Run your own official search, bring your own advocate, visit the land and pay only into a company account with receipts.
