Buying your first plot is exciting, and a little scary. This guide walks you through the process in plain language.
1. Know why you're buying Are you building a home, farming, or holding land as an investment? Your goal decides the right location, size and budget.
2. Set a realistic budget Remember the extra costs on top of the plot price: - Stamp duty (a government tax on the transfer) - Legal fees for the sale agreement and transfer - Registration and search fees - Fencing or building costs later
3. Visit the land Never buy land you haven't seen, in person or on a live video call. Check the access road, water, electricity, neighbours and the beacons.
4. Verify the documents Ask for a copy of the title and run an official search. Compare the plot on the survey map with what's on the ground.
5. Put everything in writing Use an offer letter and an advocate-drafted sale agreement. Pay only into company accounts and keep every receipt.
6. Complete the transfer After payment the transfer is lodged and registered. Keep following up until the title is in your name.
